HABEN RETAIL NO. 3 TRUST (HR3T)
Fund concluded in December 2017. Investors received a 29% IRR over 4 years.
HR3T was established in mid-2013 as a single purpose property trust. The trust acquired the Woodcroft Shopping Centre in Blacktown NSW. The centre, anchored by a Coles supermarket was acquired for $22.6 million on an initial passing yield of 8.8%.
Haben achieved the following:
- Secured a new lease to a major national tenant (Coles)
- Completed works to the exterior of the centre, including a signage upgrade
- Identified expansion opportunities
